  • Estimates are based on visible conditions at the time of inspection.
  • Extra charges may apply if hidden damage, repairs, or changes in scope are found during the project.
  • We may revise pricing if material costs change significantly between the estimate and the project start.

5. Service Agreements and Contracts

Once an estimate is accepted, we will issue a formal service agreement that sets out:

  • Detailed scope of work
  • Total project cost and payment schedule
  • Projected start and completion dates
  • Materials and paint products to be used
  • Preparation and cleanup procedures
  • Warranty terms

Both parties must sign the service agreement before work starts. Verbal agreements are not binding.

6. Payment Terms

Payment for painting services is governed by the following terms:

  • A deposit may be required before work begins, typically 25–50% of the total project cost.
  • The remaining balance is due when the project is complete unless otherwise agreed in writing.
  • Accepted payment methods: check, credit card, debit card, electronic bank transfer, or cash.
  • Late payments are subject to a 1.5% monthly interest charge (or the maximum allowed by Pennsylvania law).
  • Returned checks are subject to a $35 fee.
  • Work may be paused if payments are not received as agreed.

7. Scheduling and Project Timelines

We work hard to start and finish projects as scheduled. Still:

  • Start dates are estimates and may shift because of weather, material availability, or unexpected site conditions.
  • Exterior painting in Allentown depends on weather; rain, extreme heat, cold, or humidity can delay work.
  • We will notify you promptly about any schedule changes.
  • We are not responsible for delays caused by events beyond our control (see Force Majeure).

8. Customer Responsibilities

To help the project run smoothly, customers agree to:

  • Provide reasonable access to the work area during scheduled hours.
  • Remove or secure personal belongings, fragile items, and valuables from work areas.
  • Keep pets and children away from work areas for safety.
  • Tell us about any known hazards, such as lead paint, asbestos, or mold, before work begins.
  • Obtain any required HOA approvals or local permits.
  • Provide access to water and electricity as needed.

9. Surface Preparation and Repairs

Our standard preparation typically includes:

  • Cleaning surfaces to be painted
  • Scraping, sanding, and priming as needed
  • Caulking gaps and cracks
  • Minor drywall repairs (nail holes, small dents)

Major repairs such as large drywall patches, wood rot replacement, or structural repairs are not included unless the service agreement specifically says otherwise. Work beyond standard preparation will be billed separately.

10. Paint Products and Materials

  • We use high-quality paints and materials from trusted manufacturers, including Sherwin-Williams and Benjamin Moore.
  • The specific products selected will be listed in your service agreement.
  • Color selections must be finalized before work begins. Changes after painting has started may result in additional charges.
  • We are not responsible for minor color differences between samples and finished surfaces caused by lighting, surface texture, or sheen variations.

11. Warranty

Allentown Paint Pros provides a warranty on workmanship:

  • Interior painting: 2-year warranty against peeling, blistering, or chipping caused by improper application.
  • Exterior painting: 1-year warranty against peeling, blistering, or chipping caused by improper application.

Warranty does not cover:

  • Normal wear and tear
  • Damage caused by the customer, third parties, or pets
  • Damage from moisture intrusion, settling, or structural movement
  • Fading due to UV exposure
  • Surfaces not prepared or painted by Allentown Paint Pros
  • Failure of pre-existing substrates or coatings

Warranty claims must be submitted in writing during the warranty period.

12. Cancellation and Rescheduling

  • Customers may cancel or reschedule a project with at least 48 hours notice at no charge.
  • Cancellations with less than 48 hours notice may forfeit the deposit.
  • If work has already begun, the customer is responsible for payment for work completed and materials purchased.
  • We reserve the right to reschedule because of weather or other unforeseen circumstances.

Allentown House Painting FAQs: What Homeowners Need to Know

Painting a home in Allentown takes local know-how. Weather, surface prep, and local rules all affect results, so here are straightforward answers about timing, cost, durability, and what works best for Pennsylvania properties.

  • Spring in Allentown often brings rain, which can slow surface prep and delay painting work, especially in moisture-prone areas like Catasauqua. Because humidity and temperature can shift quickly across the Lehigh Valley, crews usually need extra drying time, which can push the schedule back.

  • Pricing in Allentown’s older neighborhoods depends heavily on the condition of the surfaces. Homes that need lead-safe work, rot repair, or extra preparation typically cost more. Labor in areas like Center City can also be higher, and climate-appropriate materials may raise the total as well.

  • Yes, some neighborhoods around Allentown, including areas near Trexlertown, require homeowners to submit color choices for review. In historic districts, permits may also be part of the process, and local rules are often designed to keep the area’s architectural look consistent, including in places like Macungie.

  • Make sure the painter carries Pennsylvania liability insurance and workers’ compensation coverage. It also helps to ask for references from recent work in places like Whitehall or Coplay and verify licensing through Allentown’s municipal offices so you are protected from avoidable liability.

  • Fall and winter are usually the most reliable seasons for interior painting in Allentown because lower humidity helps paint dry more evenly. Summer can be a tougher choice, especially in areas like Emmaus, where added moisture may affect adhesion and the final finish.

  • In lower-lying areas such as Laurys Station, excess moisture can lead to peeling and blistering. Freeze-thaw cycles often cause cracking in Northampton, while strong sun exposure can fade exterior finishes in suburban Orefield.

  • Fresh paint improves curb appeal, which can make a property stand out in active markets like Hellertown and help it sell sooner. It also shows buyers the home has been maintained, and neutral shades often widen appeal in neighborhoods such as Fountain Hill.

  • Yes, many local Allentown suppliers carry low-VOC and zero-VOC products from brands such as Benjamin Moore. These options help limit odors and are a strong fit for homes in places like Coopersburg where indoor air quality matters.

  • Acrylic latex is a dependable choice for Allentown because it expands and contracts well as temperatures change. For colder winters in places like Schnecksville, elastomeric coatings can add extra defense against cracking and moisture intrusion.

  • Regular cleaning helps remove mildew, which is especially useful in damp areas like Cherryville, and checking caulk for gaps can stop small problems from getting worse. During winter, keep water draining away from the foundation to reduce moisture-related damage on Allentown homes.
